Alrighty folks! Today we’ve got a segment on some of the best staging tips to help sell your home fast!
The underlying goal of good staging is to broaden appeal and motivate more potential buyers to make offers.
So let’s get to it!
#1 Create a gender-neutral master bedroom.
Appeal to everyone with a clean, tailored master bedroom, free of personal items and clutter. You can’t go wrong with non-patterned soft-toned linens, tasteful artwork properly placed, and a blanket folded at the foot of the bed. Make sure to add plenty of pillows to the bed, and a few books to the nightstands.
#2 Open those closets!
Open house visitors will open closets and drawers. Remember, they are looking for their new home, so they will be seriously poking around if you’ve made a good first impression. Closet space can be a make-or-break-it point for buyers, so show yours off to its full advantage by cleaning it out. This is really important. Even if you need to store a few boxes elsewhere, it’s worth it. Aim to have 50 to 70% open space in each closet to show spaciousness.
#3 Clean up toys.
Of course there will be families with children looking at your home, but seeing toys strewn everywhere won’t sell anyone on the place, parent or otherwise. When people are house hunting, they are imagining a fresh start. Show them that in your house. It is entirely possible to have a beautifully organized kid’s room, even if only for the duration of an open house.
#4 Use extra rooms wisely.
What do you use your spare room or rooms for? If it’s for odd pieces of furniture, broken items, unfinished projects, and unorganized papers, it’s time to clean it up! Each room should have a clearly defined purpose, so think about what potential buyers might like to see there. An office? A guest room? A kid’s room? Whatever purpose you decide to showcase in your spare room, making a real room out of a junk room will have a big payoff.
#5 Try pedestal sinks to maximize space.
If you have a small extra bathroom with a huge cabinet-style sink and vanity, consider swapping them out for a simple pedestal sink. Your bathroom will instantly appear bigger. This can be a game changer for a home having a half or full bath available mostly for company.
#6 Use only the perfect personal accents.
This is especially applicable in the bathroom. It is important that anything left out for visitors to see is pristine. If you have a gorgeous fluffy white bathrobe, hanging it on a decorative hook on the door can be an attractive accent — but if your robe is more of the nubby blue floral variety, you might want to hide it away. Look at every detail with a visitor’s eye — bars of soap should be fresh and clean, towels spotless, the garbage empty. Think spa.
All in all, you want to give open house visitors a sense of potential. They need to feel like the space is perfect for them to make their own. If they feel it’s perfect for someone else (you) they may look elsewhere for the right fit.
